DSCR for Commercial Mortgages
Debt-service coverage ratio is one of the most common income tests in commercial real estate finance. It compares a property’s net operating income with the annual debt payments that the income must support.
What DSCR measures
A simple DSCR calculation divides net operating income by annual debt service. A ratio above 1.00 means the stated NOI exceeds the scheduled annual debt payments. Lenders typically apply their own minimum coverage requirements depending on property type, risk and financing program.
Why DSCR affects loan size
Even when a property has enough value to support a requested loan-to-value ratio, the income may not support the corresponding debt payments. In that case, the income test can become the limiting factor on loan proceeds.
What can change the calculation
Interest rate, amortization, lender treatment of income and expenses, vacancy assumptions and normalized operating costs can all affect the debt-service calculation. For that reason, an online calculator should be treated as a preliminary planning tool rather than a credit decision.

Estimate a conservative NOI, calculate the expected annual debt service, compare multiple interest-rate and amortization scenarios, and identify whether the file appears more constrained by cash flow or by leverage. Then prepare supporting income and expense documents for lender review.
